Glen Park Market Report: October 2026

October 12, 2026

Supply eased a touch from August's record low, but very little is for sale.

Data as of October 12, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.

Glen Park single-family homes

The three-month percent of original price reached 139.1%. That is the highest reading in our ten-year data for Glen Park, well ahead of the previous high of 129.9% in March 2022. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

Six homes closed in September, so this month the single-month figures are reportable. The typical September sale finished at 152.0% of its original asking price, and five of the six sold above asking. Six sales is still a small group. The quarter covers 16 sales, and 81.3% of those closed above asking.

Last month we reported months supply of 0.3, the lowest in our ten-year data. September came in at 0.4 on a three-month basis. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. Nine new listings came on the market, up from six in August, and four homes were for sale at month end. Nine is still the fewest new listings for a September in our ten-year data.

The third-quarter median was $2,380,000 across 16 sales, up 23.3% from a year ago. September's median was $2,563,000 across six sales. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off. Pending sales averaged 4.7 a month over the quarter, down 33%, in line with fewer listings: new listings were down 21% over the same stretch. The typical listing went under contract in 11 days.

A note on condos in Glen Park

Glen Park is primarily a single-family neighborhood, and condos here are uncommon. Only about one closes a month, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.

We do sell condos in Glen Park, and we watch that market closely. If you own one, or you are looking for one, get in touch and we will pull real numbers for your building or your search.

You can read more about the area in our Glen Park neighborhood guide, see last month's report, or browse all the neighborhoods we cover.

What this means for you

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.

If you want to talk through what any of this means for your home or your search, get in touch. We are happy to look at your specific situation rather than the neighborhood average. If you are still comparing agents, we wrote up how to choose the best Realtor in San Francisco.
