Mission District Market Report: October 2026

October 12, 2026

Sellers came back to the Mission in September. This Mission District market report for October 2026 covers condo sales in September 2026, which also closes out the third quarter.

Nineteen new condo listings arrived, more than double August. Even so, fewer condos were for sale at the end of September than in any September in our ten-year data.

Data as of October 12, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.

Which Mission are we talking about

The data here is the Inner Mission, MLS district 9c, running roughly between Highway 101, Dolores Street and Cesar Chavez.

Mission Dolores is a separate MLS district and we cover it in its own report. If you are looking at a building closer to Dolores Park, the Mission Dolores report is probably the one you want. Two adjacent districts both get called the Mission in conversation, so it is worth being precise about which set of numbers you are reading.

Mission District condos

Nineteen new listings came on the market in September, up from eight in August. Fifteen condos were still actively for sale at the end of the month. That is up from nine in August, but it is the lowest September count in our ten-year data. The next lowest was 18, in September 2017. Active listings averaged 12.0 over the quarter, down 48% from a year ago.

Months supply was 1.5 on a three-month basis, the same as last month and half the 3.0 of a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

Pace held up. The typical third-quarter sale went under contract in 21 days, against 55 days a year ago. Days on market is how long a typical listing took to go from hitting the market to accepting an offer. Five condos closed in September, and all five sold above asking. Over the quarter, 71.4% closed above asking, against 33.3% a year earlier, and the typical sale finished at 106.7% of its original asking price. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

The third-quarter median was $925,000 across 28 sales, up 2.8% from a year ago. September's own median was $1,300,000, but that is five sales, and it tells you more about which units closed than about prices. The quarter is the figure to read. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off.

How the Mission compares

Three-month condo months supply through September was 0.6 in Castro and Eureka Valley, 0.6 for Pacific Heights condos, 1.0 in Mission Dolores and 1.2 for Noe Valley condos. The Mission District's 1.5 is more inventory than any of those. If you are buying and want a little more to choose from, that is the practical difference.

Corrections from last month

Several August figures moved since we published, and one of them retires a claim we made, so we want to be direct about it.

Last month we wrote that eight active listings was the lowest August in our ten-year data, with the next lowest at nine. August active listings have since been revised up to nine. That ties August 2017 and August 2019 as the joint lowest August, which is still notable but is not what we said.

The other changes: August pending sales went from 10 to 9, and August months supply from 1.0 to 1.2. In last month's cross-neighborhood comparison, Noe Valley's August condo months supply has been revised from 1.1 to 1.0, which does not change the conclusion. Every comparison in this post uses one data pull.

What this means for you

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.

If you want to talk through what any of this means for your home or your search, get in touch. We are happy to look at your specific situation rather than the neighborhood average. If you are still comparing agents, we wrote up how to choose the best Realtor in San Francisco.
