Inventory in the Mission keeps draining. This Mission District market report for September 2026 covers condo sales in August 2026.
Eight condos were actively for sale at the end of the month, the lowest August figure in our ten-year data. Time to contract has fallen by more than six weeks from a year ago.

The data here is the Inner Mission, MLS district 9c, running roughly between Highway 101, Dolores Street and Cesar Chavez.
Mission Dolores is a separate MLS district and we cover it in its own report. If you are looking at a building closer to Dolores Park, the Mission Dolores report is probably the one you want. Two adjacent districts both get called the Mission in conversation, so it is worth being precise about which set of numbers you are reading.
Eight condos were still actively for sale at the end of August. That is the lowest August reading in our ten-year data, with the next lowest at nine. Active listings averaged 11.7 over the three months through August, down 48% from the same period last year.
Sales held up against that. Eight condos closed in August and the three-month average was 11.3, up 48% from a year ago. Ten went pending. Months supply was 1.5 over the three-month window, against 3.0 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.
The biggest move is how fast things are going under contract. The typical sale took 21 days over the three-month window, against 68 days a year ago. That is a drop of 47 days. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.
Prices followed. The three-month median was $943,750, up 11.0% from a year ago, and the August median was $981,250 across eight sales. Competition rose sharply: 64.7% of three-month sales closed above asking, against 21.7% a year ago. The typical sale finished at 102.3% of its original asking price. Last month we reported 103.4% for the three months through July, and that reading has since been revised to 103.6%.
Months supply for condos in August was 0.3 in Castro and Eureka Valley, 0.6 for Pacific Heights condos, 1.0 in Mission Dolores and 1.1 for Noe Valley condos. The Mission District's 1.5 is more inventory than any of those. If you are buying and want a little more to choose from, that is the practical difference.

Several July figures have moved since we published, and one of them retires a claim we made, so we want to be direct about it.
Last month we wrote that 10 active listings in July was the lowest July figure in our ten-year data. July active listings have since been revised up to 12. That no longer stands as a record. It now ties July 2017 and July 2018 as the joint lowest July, which is still notable but is not what we said.
The other revisions went the other way. July closed sales were revised from 14 up to 15, so the busiest July for condo sales since 2021 still holds, with July 2021's 19 sales still ahead of it. The July median moved from $852,500 to $855,000, the three-month median from $925,000 to $940,000, and July months supply from 2.1 to 2.2. Every comparison in this post uses one data pull.
