Sellers came back to Glen Park in August after a completely empty July. This Glen Park market report for September 2026 covers sales activity in August 2026.
Six homes came on the market. Buyers took nearly all of them, and months supply fell to the lowest reading in our ten-year data.

Last month we reported something unusual: zero new listings and zero active listings in July, and we checked carefully that this was not just a seasonal quirk. August answered the question. Six new listings arrived, which is a normal August for Glen Park.
What did not recover is inventory. Only one home was actively for sale at the end of August. That is the second-lowest reading in our ten-year data, behind July's zero. Active listings averaged 1.3 over the three months through August, down 80% from a year ago.
Months supply landed at 0.3 over the three-month window, the lowest reading in our ten-year data for Glen Park. A year ago it was 1.3. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. Six listings arriving and one remaining is the whole picture in two numbers.
Two homes closed in August, so the single-month price and pace rows below are shown as n/a. Two sales is not a median we would ask anyone to rely on. The three-month column covers 18 sales.
Across those 18 sales the median was $2,457,500, up 50.7% from the same period last year. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off. Competition stayed strong, with 88.9% of three-month sales closing above asking and the typical sale finishing at 124.9% of its original asking price.
On that last measure, last month we reported 132.6% for the three months through July. Two things moved it. The July reading itself has since been revised down to 128.9% as late sales were reported, and the window has rolled forward. Both months are measured the same way, so the comparison is a fair one this time.

Two Glen Park figures moved since we published. The three-month percent of original price for July was revised from 132.6% to 128.9%, and the three-month share selling over list from 89.5% to 90.0%. The July median, the zero new listings and the eight July closings are all unchanged. Every comparison in this post uses one data pull.
Glen Park is primarily a single-family neighborhood, and condos here are uncommon. Only about one closes a month, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.
