The supply of real estate listings is limited in San Francisco, and strong listings can move quickly. That makes timing, preparation, and negotiation especially important, whether you are buying or selling.
Two recent sales are good examples.
In Forest Hill, a strong offer arrived a week before the offer date. Accepting it would have been a reasonable choice, but Danielle recommended waiting one more day. We reached out to the buyers who had already reviewed the disclosures to let them know an offer was in hand. In Potrero Hill, the focus was on a few targeted updates rather than a major remodel: paint, refinished floors, and new lighting. The home received 10 offers and ultimately sold for $1,853 per square foot, the highest price per square foot of any 3+ bedroom home sold in the neighborhood this year.
