Danielle focuses on the big picture, always innovating and improving marketing concepts and client services. Danielle is an industry pioneer, creating SF’s first real estate blog in 2002 and adapting early to the team concept. Danielle’s roles include lead consultant, negotiator, and director of marketing. She spends her time fiercely advocating for the team’s clients and devising the most strategic ways to win bids and market homes.

Originally from Boston, Josh has called San Francisco home since 2012. As a lead buyer specialist, Josh is a shrewd negotiator and true team player with a competitive streak: a winning combination in real estate sales. He constantly studies the market to locate the best opportunities for his clients. Persistent and dedicated, Josh attributes his success to the relationships he builds and his transparent approach.
With extensive experience managing complex and high-stakes scenarios, Katie is an expert at taking the stress and complexity off of her clients’ plates. Katie’s approach honors what success means personally to her clients, matching them with properties that suit their evolving lives and goals.. Born in Pacific Palisades, CA, she holds business degrees from the University of Michigan and has a background in financial consulting and technology. Katie lives in Russian Hill with her partner Mason and their dog Rudy.

Most top-tier agents recommend a similar home preparation, staging and pricing strategy, designed to encourage multiple offers over the asking price, with very clean terms (few to no buyer contingencies of sale).
Offer Negotiations: What Happens Behind the Scenes
It’s one thing to follow the winning formula and achieve a high initial offer price. A strategic list price, proper home preparation and marketing will generally reach this goal. It’s quite another to increase the initial bids past current market value via the nuance and finesse of a highly trained and skilled negotiator. The monetary difference between an expert negotiator and an average one can be stunning.
Negotiations Are Where the Rubber Meets the Road
What the public cannot see from the outside, we have seen dozens, even hundreds of times. The reality behind-the-scenes is that most agents, even top names in the business, are relieved to receive a good offer.
There is a lot of money, and commission, on the line. Tensions run high. So, the listing agent is often hesitant to push the envelope and counter on price and/or terms. Very few agents have the instinct and intuition to know how to influence for more without scaring away the buyer. It’s safer to encourage the seller to go with the best initial bid, especially if the offer satisfies the seller’s expectations.
