New condo listings picked up in Mission Dolores in September, and four sales closed. This Mission Dolores market report for October 2026 covers condo sales in September 2026, which also closes out the third quarter.
Four is a small number, so as usual we lean on the three-month figures. This month those line up exactly with the quarter.
Data as of October 12, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.
Sixteen condos closed in Mission Dolores over the third quarter, July through September, against 11 in the same quarter last year.
Mission Dolores is a small market, so we handle the numbers a little differently, and we would rather explain that up front than bury it.
Condo volume here has been about 4.2 closed sales per month over the past year. That is enough to publish monthly, but only just, so we show single-month prices and pace only in a month with at least five sales.
September had four. So the single-month median, percent over list, percent of original price, days on market and months supply are shown as n/a in the table below. Counts are exact and are reported as they are. The quarter column covers 16 closed sales from July through September, and that is the column to read.
The third-quarter median was $1,590,000 across those 16 sales. That is up 67.4% from the same quarter last year, a jump that needs some context. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off.
The year-ago figure, $950,000 across 11 sales, was among the lowest three-month readings in our ten-year data. And at this volume the median moves with which units close. Last month the three-month median was $1,357,500. Higher-priced sales in September lifted it to $1,590,000. Neither move says much about what any one condo is worth.
Nine new listings came on the market in September, three times August's three and the most in a month since May. Seven condos were for sale at the end of the month, up from two. Over the quarter, active listings averaged 4.3, down 32% from a year ago, and months supply was 1.0, the same as last month, against 1.8 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.
Pace improved again. The typical sale went under contract in 24 days over the quarter, against 51 days a year ago. Last month the three-month figure was 30. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.
Competition is more moderate here than in Noe Valley condos, where 94.1% sold over asking this quarter. In Mission Dolores, 62.5% of third-quarter sales closed above asking, and the typical sale finished at 108.9% of its original asking price. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

Mission Dolores is primarily a condominium neighborhood. Single-family homes trade here only a few times a year, which is too small a sample to build monthly statistics we would trust. So this report covers condos.

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.
If you want to talk through what any of this means for your home or your search, get in touch. We are happy to look at your specific situation rather than the neighborhood average. If you are still comparing agents, we wrote up how to choose the best Realtor in San Francisco.
