September in Bernal Heights brought the most new listings of any month this year, and every home that closed sold above asking. This Bernal Heights market report for October 2026 covers sales activity in September 2026, which also closes out the third quarter.
The three-month median eased from August's record but is still the second-highest in our ten-year data.
Data as of October 12, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.
Across the third quarter, July through September, 32 single-family homes closed in Bernal Heights, against 37 in the same quarter of 2025. Fewer homes changed hands, at higher prices.
Twenty-two new listings came on the market in September, more than double August's nine and the most in any month this year. Active listings rose to 12 at month end, from six. Even so, months supply was 0.7 on a three-month basis, the lowest September reading in our ten-year data. A year ago it was 0.9. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.
Last month we flagged that only 62.5% of August sales closed above asking, and said one quiet month was not a turn in the market. September answered that. All eight homes that closed sold above asking, and the typical September sale finished at 142.5% of its original asking price. Over the quarter, 90.6% sold over list and the typical sale finished at 126.4% of original price. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.
In August the three-month median reached $2,250,000, the highest in our ten-year data. With June rolling out of the window, the third-quarter median came in at $2,150,000 across 32 sales. That is the second-highest reading in our ten-year data, behind August, and up 24.3% from a year ago. September's own median was $2,005,000 across eight sales. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off.
One number moved the other way. Pending sales averaged 9.3 a month over the quarter, down 35% from the third quarter of 2025. New listings were down only 7% over the same stretch, so this was not only about supply. Pending means the seller accepted an offer. Closed means the sale finished. Closings usually lag pendings by about a month because of escrow. The typical listing still went under contract in 11 days over the quarter.

Bernal Heights is primarily a single-family neighborhood, and condos here are uncommon. Only a handful come to market in a typical year, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.
