August was a quiet month in Mission Dolores after a busy July. This Mission Dolores market report for September 2026 covers condo sales in August 2026.

Three condos closed, down from nine in July. That is a small enough number that we are leaning on the three-month figures throughout.

How we report Mission Dolores

Mission Dolores is a small market, so we handle the numbers a little differently, and we would rather explain that up front than bury it.

For a long time we published only three-month rolling figures here, because monthly sale counts were too low to support a median we would stand behind. Condo volume has since come up to about 4.4 closed sales per month over the past year, so we now show single-month prices and pace in any month with at least five sales.

August had three. So the single-month median, percent over list, percent of original price and days on market are shown as n/a in the table below. Counts are exact and are reported as they are. The three-month column covers 16 closed sales from June through August, and that is the column to read this month.

Mission Dolores condos

The three-month median sale price was $1,357,500 across those 16 sales, up 4.8% from the same period last year. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off.

Last month we reported that nine condos closed in July, more than in any July in our ten-year data. August came back down to three. Both months are small, and the three-month average of 5.3 sits between them, which is a fairer read on the pace than either month alone.

Inventory keeps thinning. Two condos were actively for sale at the end of August, and active listings averaged 4.3 over the three months, down 35% from a year ago. Months supply was 1.0, against 2.0 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

Pace improved too. The typical sale took 30 days to go under contract over the three-month window, down from 45 days a year ago. Competition here is more moderate than in the other condo markets we cover: 56.3% of sales closed above asking, and the typical sale finished at 100.9% of its original asking price, which is close to even rather than a bidding war.

Corrections from last month

Prior months keep settling as late sales get reported, and a few July figures we published have since moved. July active listings went from 3 to 4, July pending sales from 7 to 6, and July months supply from 0.6 to 0.8. The July median and the nine July closings are unchanged. Every comparison in this post uses one data pull.

A note on single-family homes in Mission Dolores

Mission Dolores is primarily a condominium neighborhood. Single-family homes trade here only a few times a year, which is too small a sample to build monthly statistics we would trust. So this report covers condos.
