Sunset District Market Report: October 2026

October 22, 2026

This is our first Sunset District market report. This October 2026 edition covers single-family home sales in September 2026, which also closes out the third quarter. The Central Sunset reached its highest three-month median sale price in our ten-year data.

The Outer Sunset had a very quiet summer for sales, then a busy September for new listings and accepted offers.

Data as of October 22, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.

Which parts of the Sunset this report covers

The MLS splits the Sunset into three subdistricts: the Inner Sunset (2F), the Central Sunset (2E), and the Outer Sunset (2C). We report each one separately. The three behave differently enough that a single combined median would mostly reflect which part of the Sunset happened to have more sales that month.

The Central and Outer Sunset get full sections below. The Inner Sunset sees fewer single-family sales, so it gets a shorter look at the end. Parkside, Inner Parkside, Outer Parkside, and Golden Gate Heights are separate MLS subdistricts and are not included in these figures.

Central Sunset single-family homes

The Central Sunset has the most single-family sales of the three, 87 over the past 12 months, so we start here.

The three-month median sale price reached $2,200,000 across 19 sales in the third quarter. That is the highest in our ten-year data for the Central Sunset, and up 35.6% from the same quarter last year. Until this summer, the high was $2,075,000 in April 2022. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off.

All 19 homes sold above asking. The typical home sold at 147.2% of its original asking price. The three highest readings in our ten-year data are July, August, and September of this year. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

Only four homes closed in September, so the single-month figures are too thin to report. Pending sales slowed to four in September, after nine in each of July and August. Pending means the seller accepted an offer. Closed means the sale finished. Closings usually lag pendings by about a month because of escrow. Eleven new listings came on the market in September, up from seven in August, and seven homes were for sale at month end.

Months supply was 0.4 on a three-month basis, down from 0.5 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. For comparison, the same figure was 1.0 in the Central Richmond and 0.9 in the Outer Richmond, as you can see in our Richmond District market report. The typical listing went under contract in 13 days.

Outer Sunset single-family homes

The Outer Sunset averaged four single-family sales a month over the past year, right at the level we need for monthly reporting. This quarter it came in well under that.

Only four homes closed from July through September, the fewest for any three-month stretch in our ten-year data. In the same quarter last year, 16 closed.

The reason is supply. Only four new listings came on the market from June through August. With almost nothing listed over the summer, there was very little to sell.

September looked different. Eight new listings came on the market and nine homes went under contract. Those nine are not in the closed-sale figures yet. At the end of the month, no single-family homes were for sale in the Outer Sunset. That has happened only four other times in our ten-year data.

The three-month median was $1,925,000. It is based on only four sales, so take it lightly. All four sold above asking. Months supply was 0.1 on a three-month basis, tied with January and February 2025 for the lowest in our ten-year data.

Inner Sunset: a shorter look

The Inner Sunset had 30 single-family sales over the past 12 months, about two and a half a month. That is too few for monthly medians we would trust, so here are the counts.

Two homes closed in the third quarter, one in July and one in September. Four new listings came on the market, three of them in September, and one home was for sale at the end of the month.

If you own a home in the Inner Sunset or are looking for one, get in touch and we will pull the recent sales that matter for your home or your search.

A note on condos in the Sunset

The Sunset is primarily a single-family neighborhood, and condos here are uncommon. Even the Inner Sunset, where most of them are, has not had more than four condo sales in a month over the past four years. That is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.

We do sell condos in the Sunset, and we watch that market closely. If you own one, or you are looking for one, get in touch and we will pull real numbers for your building or your search.

What this means for you

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.

If you want to talk through what any of this means for your home or your search, get in touch. We are happy to look at your specific situation rather than the neighborhood average. If you are still comparing agents, we wrote up how to choose the best Realtor in San Francisco.
