Mission Dolores Market Report: August 2026

Mission Dolores had its strongest July on record. Nine condos closed, more than in any July in our ten-year data, and seven more went under contract.

It is also the month this neighborhood got big enough for us to report it differently. More on that below.

Here is what the numbers looked like in July.

How we report Mission Dolores, and what changed

For the past several months we have published Mission Dolores using three-month rolling figures only, and left the single-month price columns blank. The reason was volume. This is a small condo market, and when only three or four homes close in a month, a monthly median tells you which three or four homes sold rather than what the market did.

That threshold has now been cleared. Over the past twelve months Mission Dolores has averaged 4.4 closed condo sales a month, up from 3.8 when we last checked. July alone had 9. So from this report on, we will show single-month figures in any month with enough sales to support them, and mark them n/a in the months that fall short.

We are still leading with the three-month figures, because they remain the more reliable read in a market this size. But the monthly column is no longer blank by default, and that is a genuine improvement in what we can tell you.

Counts of listings and sales were always exact and always shown.

Condominiums in Mission Dolores

Demand was the standout. 9 condos closed in July and 7 went pending. Both are strong figures for this neighborhood. The three-month closed average is 6.3 a month, against 4.0 a month over the same three months last year. Pending means the seller accepted an offer. Closed means the sale finished. Closings usually lag pendings by about a month because of escrow, so July's 7 pendings point to another solid month ahead.

Supply did not keep up. Only 3 new listings came on the market in July, and 3 were still available at the end of the month. Months supply is 1.5 on a three-month basis, down from 2.4 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

Prices are close to flat. The three-month median is $1,475,000 across 19 closed sales from May through July, down about 4% from the same period last year. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale can't throw it off. July's own median was $1,550,000 across 9 sales.

So more homes are selling, and selling faster, without much movement in the middle price. That combination usually reflects which homes are trading rather than a change in what buyers will pay.

Competition kept building. 63.2% of sales over the past three months closed above asking, against 50.0% a year ago, and the typical sale finished at 110.9% of its original list price, up from 99.2%. A year ago the typical Mission Dolores condo sold for slightly less than its first asking price. Now it sells for meaningfully more. Homes took a median of 24 days to go under contract.

That said, Mission Dolores remains among the more negotiable condo markets we follow. Compare its 1.5 months of supply with Noe Valley condos at 1.0 for the same month and the same three-month window. Roughly a third of buyers here are still not having to bid over asking.

*Year-over-year compares the trailing three-month period with the same period last year. We compare three-month periods rather than month to month because San Francisco listing activity swings a lot by season. Counts show three-month averages. Medians and ratios are three-month rolling figures from the MLS. Where last year's three-month figure rests on fewer than five sales a month, we show the two figures side by side instead of a percentage, because percentages on numbers that small are misleading.

A couple of the terms above, briefly. % sold over list is the share of homes that sold above their asking price. % of original price compares the final sale price to the very first asking price, so it also captures any price cuts along the way. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.

A note on Mission Dolores single-family homes

Mission Dolores is primarily a condominium neighborhood. Single-family homes trade here only a few times a year, which is too small a sample to build monthly statistics we would trust. So this report covers condos.

Market data is useful. We genuinely enjoy this stuff. But it is one part of a much bigger picture, and it only goes so far.

Perfectly timing the market is something that really only happens in hindsight. A market where two thirds of sales go over asking means something different to a seller timing a listing than it does to a buyer deciding how hard to push.
