The Money That Hasn't Landed Yet: AI Wealth and San Francisco Real Estate

In San Francisco, the future tends to show up early.

Danielle talked with Axios recently about how AI wealth is reshaping the housing market. The big IPOs haven't happened yet. But pre-IPO liquidity, plus the expectation of all that money to come, started heating things up last fall. Add the rebound of good vibes across San Francisco, and we've got the makings of another boom.

Is it premature? Estimates put post-tax equity at OpenAI and Anthropic at roughly $200 billion combined, or about 30% of the value of every home in the SF metro. In that context, it's not unreasonable to try and get ahead of the wave.

Investors have a saying: buy the rumor, sell the news. There are wiser folks than us to predict how and when AI reshapes the economy. Whatever happens, SF real estate is along for the ride more than most places. We wrote about the early innings of this last fall in AI Gold Rush: Tech Wealth & Low Rates Boost San Francisco Real Estate Market, and the story has only picked up speed since.

Here's where things actually stand

  • Houses: extremely competitive, often way over asking. In June, 87% of houses sold over asking, for an average 127.5% of list price. (Citywide, per SFAR MLS.)
  • Condos: also warmer, but not quite as crazy. June saw 56% of condos sell over asking, at an average 106% of list price. (Citywide, per SFAR MLS.)
  • Renting: SF just passed New York as the tightest rental market in the country, at 2.2% vacancy in June versus 7.2% nationally.

If you own, this is a good moment to check in on your equity. Things are changing fast. If you're looking, it's a very good moment to have a plan.
