Mission Dolores Market Report: July 2026

Mission Dolores is a small condo market, and June was a quiet month in it. Prices eased back a little from last year while the homes that did sell moved faster and drew more competition.

Data as of July 23, 2026, from the San Francisco MLS. This report covers June 2026. Some recent-month figures may still be updated as late sales are reported.

How we report Mission Dolores

Worth explaining before the numbers. Mission Dolores closes about four condo sales in a typical month. That is a small enough number that a single month's median price says more about which four homes happened to sell than about the market itself.

So this report uses three-month figures for prices, competition and days on market. Those cover April through June and rest on 11 closed sales, which is a much steadier base. Counts of listings and sales are exact, so we show those monthly as well.

We would rather give you a number you can lean on than a more precise-looking one that moves for the wrong reasons.

Condominiums in Mission Dolores

The three-month median sale price was $1,470,000 across 11 closed sales, down about 5% from the same stretch last year. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive or very cheap sale can't throw it off.

That dip is worth holding loosely. With 11 sales behind the figure, a change in the kind of units that happened to close, a couple of smaller one-bedrooms rather than larger units, can move the median on its own without anything shifting underneath.

The competition measures moved the other way, and they moved quite a bit. Over the past three months, 72.7% of Mission Dolores condos sold above their asking price, compared with 50% for the same period last year. The typical sale closed at about 113% of its original list price, up from around 102%. Homes went under contract in a median of 17 days, a week faster than last year.

So buyers who are active here are competing harder than they were a year ago, even though the middle of the price range has not moved up.

Inventory is part of that. Months supply is at 1.6 on a three-month basis, down from 2.5 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales, and lower means a tighter, more competitive market. There were 5 condos actively for sale at the end of June.

On the supply side, 2 new condo listings came to market in June. That follows a busier May, when 11 came on, which was the most in a single month since 2022. Over the full three months new listings averaged 6.0 per month, close to where they were a year ago.

Four sales closed in June, and 6 more homes went under contract. Pending means the seller accepted an offer. Closed means the sale finished, and closings usually lag pendings by about a month because of escrow. So June's pendings should show up in the July and August closed numbers.

*Year-over-year compares the trailing three-month period with the same period last year. We compare three-month periods rather than month to month because San Francisco listing activity swings a lot by season. Counts show three-month averages. Prices, ratios and days on market are three-month rolling figures from the MLS, and we do not report single-month versions of them here because Mission Dolores does not close enough sales in a typical month for those numbers to mean much. Where a year-over-year change would be based on fewer than five sales, we show the comparison figure instead of a percentage.

A couple of the terms above, briefly. % sold over list is the share of homes that sold above their asking price. % of original price compares the final sale price to the very first asking price, so it also captures any price cuts along the way. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.

A note on Mission Dolores single-family homes

Mission Dolores is primarily a condominium neighborhood. Single-family homes trade here only a few times a year, which is too small a sample to build monthly statistics we would trust. So this report covers condos.
