Pacific Heights Market Report: September 2026

Both halves of the Pacific Heights market hit new lows for supply in August. This Pacific Heights market report for September 2026 covers sales activity in August 2026.

Plenty came on the market. It sold quickly enough that almost nothing was left standing at the end of the month.

Pacific Heights condos

We lead with condos here because they are the bigger part of this market. About thirteen close in a typical month, roughly three times the single-family pace.

Months supply fell to 0.6 on a three-month basis. That is the lowest reading in our ten-year data for Pacific Heights condos, and it is not a tie. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. Last month we reported 0.9 and called it the lowest we had seen. August went lower.

What makes this notable is that sellers did show up. Fifteen condos came on the market in August, and new listings averaged 13.0 over the three months, up 95% from the same period last year. Supply is not low because nothing was listed. It is low because buyers absorbed almost all of it. Only seven condos were still actively for sale at the end of August.

Pace backs that up. The typical August listing went under contract in 9 days, and 13 days across the three-month window, against 32 days a year ago. Pending sales averaged 14.7 over three months, up 76%. Pending means the seller accepted an offer. Closed means the sale finished. Closings usually lag pendings by about a month because of escrow.

Why the median fell while competition rose

The three-month median was $1,625,000, down 9.7% from a year ago. That sits oddly next to everything above, so it is worth explaining rather than leaving it to look like falling values.

Pacific Heights condos range from small one-bedrooms to full-floor units, and the median tracks which of those happened to close in a given window more than it tracks what any one unit is worth. Over the past two years the three-month median here has swung between roughly $1.34 million and $2.10 million with no clear direction. August's single-month median was $2,750,000 across eleven sales, well above the three-month figure, which shows how much the mix moves things.

For competition, the better measures are the share selling over list, 65.2% over three months against 42.9% a year ago, and the percent of original price at 105.9%. Last month we reported 108.3% for the three months through July, so that measure eased slightly. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

Pacific Heights single-family homes

One single-family home closed in August. That is not enough to build a median or a pace figure on, so the single-month price and pace rows below are shown as n/a. The three-month column covers eleven sales and is the one to read.

Months supply came in at 0.7 over three months, the lowest reading in our ten-year data for this segment. Last month it was 0.9, which was the low at the time. A year ago it was 2.9. Active listings averaged 3.3 over the three months, down 72%.

The three-month median was $7,885,000 across those eleven sales, up 18.6% from a year ago. Prices at this level move around a lot on small numbers, so we would treat the direction as more meaningful than the exact figure. Over the three-month window 63.6% of sales closed above asking, and the typical sale finished at 106.0% of its original asking price. Last month we reported 106.5% for the three months through July.

One correction from last month

Agent-reported figures keep settling after we publish. Since last month's report, July new condo listings were revised from 7 up to 9, which moved the three-month average from 13.3 to 14.0. Everything else we published for Pacific Heights held. Every comparison in this post uses one data pull.
