August was a tight month in Noe Valley. More homes came on the market than in July, and they did not stay long. This Noe Valley market report for September 2026 covers sales activity in August 2026.
The clearest number is supply. There is very little for sale, and that has been true all summer.

We lead with single-family homes here because they are the larger part of the market. About ten close in a typical month, roughly twice the condo pace, so the figures are steadier.
Ten new listings came on the market in August, up from five in July. Even so, only four homes were still actively for sale at the end of the month. Over the three months through August, active listings averaged 3.0, down 69% from the same period last year.
Months supply landed at 0.3 on a three-month basis. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. Last month we said 0.3 was the lowest reading in our ten-year data. August matched it rather than going below it. Those two months sit together at the bottom of the series.
We also noted last month that only two homes were actively for sale in July, the lowest count in our ten-year data. August came up a little, to four.
Homes are going quickly. The typical August listing took 5 days to accept an offer, and 9 days over the three-month window, against 20 days a year ago. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.
The August median was $4,930,000 across six closed sales, and the three-month median was $3,815,805, up 55.7% from a year ago. Those are large numbers and they deserve a caveat. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off. But six sales is a small group, and the median still reflects which six homes happened to close.
Noe Valley single-family medians have been running high all year, with readings above $4.4 million in January and April. That points to a shift in which homes are selling rather than a 55% jump in what any particular house is worth. For competition, the steadier measures are the share selling over list, 81.5% over three months, and the percent of original price at 123.0%.

The condo market loosened slightly. Nine new listings arrived in August, up from six, and nine were still active at month end, up from six. Four sales closed.
Because only four condos closed in August, we are showing the single-month price and pace figures as n/a. Four sales is too thin to put a number on. The three-month figures below cover 14 sales and are the ones to read.
Last month we reported that every one of the 15 condo sales in the three months through July closed above its asking price, something we had only seen once before, in September 2017. That run has ended. Over the three months through August, 92.9% sold above asking. Still very competitive, just no longer a clean sweep. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.
The three-month median was $1,578,500 across those 14 sales, up 9.8% from a year ago. Months supply was 1.1, a little easier than the single-family side but still tight by any normal standard.

Agent-reported data keeps settling after we publish, so prior months move a little. Since last month's report, July new single-family listings in Noe Valley were revised from 6 down to 5, which nudged the three-month average from 9.7 to 9.3. Nothing else we published for Noe Valley changed. Every comparison in this post uses the same data pull.
