The three-month median sale price was $2,250,000, up 37.1% from a year ago. That is the highest three-month median in our ten-year data for Bernal Heights. It clears the previous high of $2,085,000 set in November 2021.
This is worth a word about how we phrased things last month. In August we wrote that the three-month median was the highest in nearly five years, and we deliberately stopped short of calling it a record, because July's $2,080,000 sat third behind November 2021 and June 2022. August has cleared the bar outright, so we can say it plainly now.
Supply is the reason. Active listings averaged 4.3 over the three months through August, down 64% from a year ago, and months supply sat at 0.4. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. A year ago it was 1.0. Six homes were still actively for sale at the end of August, up from three at the end of July.
Competition over the three-month window stayed high. 91.4% of sales closed above asking, and the typical sale finished at 132.8% of its original asking price. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.
In August alone, 62.5% of sales closed above asking, well below the 91.4% three-month figure. That is a real drop, and it is worth being straight about what is behind it. Eight homes closed in August, and five of them went over asking. At that volume a single sale moves the percentage by more than twelve points, so one quiet month is not a turn in the market. The three-month figure is the one we would lean on, and it has been above 90% since May.

Bernal Heights is primarily a single-family neighborhood, and condos here are uncommon. Only a handful come to market in a typical year, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.
