Glen Park Market Report: August 2026

Glen Park had no houses for sale in July. Not one came on the market, and not one was left at the end of the month. Both are firsts for a July in our ten-year data.

Eight homes still closed, the most for any July since 2020, and the three-month median is up about 41% from last year.

Here is what the numbers looked like in July.

Single-Family Homes in Glen Park

Start with supply, because there was none. Zero new listings came on the market in July and zero homes were actively for sale at the end of it.

Both of those deserve a check before we make anything of them, because low supply readings are often just the calendar. Our ten-year data has three other months with no new listings at all, and every one was a November or a December, when almost nothing is ever listed in San Francisco. July is normally a working month here: the previous ten Julys averaged about six new listings and never fewer than three. So this one is not a seasonal artifact. It is a genuinely empty month.

Months supply is 0.5 on a three-month basis, against 1.6 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

Sales did not suffer for it. 8 homes closed in July, the most for any July since 2020, against a three-month average of 6.7. Three more went pending. Pending means the seller accepted an offer. Closed means the sale finished. Closings usually lag pendings by about a month because of escrow. Buyers worked through what was already listed, which is exactly why the shelf is empty.

Prices are well up. The three-month median is $2,400,000 across 20 closed sales from May through July, up about 41% from the same period last year. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale can't throw it off. The typical sale finished at 132.6% of its original list price, against 111.3% a year ago, so this is real overbidding rather than a change in which houses happened to sell.

One thing did ease. Last month every single-family home that sold in Glen Park over the trailing three months had sold above asking. That run has ended: 89.5% did over the three months to July, which is still far above the 73.7% of a year ago, but no longer a clean sweep. Time to contract was unchanged at 14 days.

We compare three-month periods rather than month to month because San Francisco listing activity swings a lot by season. Counts show three-month averages. Medians and ratios are three-month rolling figures from the MLS. Monthly months supply is n/a because there were no active listings to measure.

A couple of the terms above, briefly. % sold over list is the share of homes that sold above their asking price. % of original price compares the final sale price to the very first asking price, so it also captures any price cuts along the way. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.

A note on Glen Park condos

Glen Park is primarily a single-family neighborhood, and condos here are uncommon. Only about fourteen come to market in a typical year, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.
