Bernal Heights Market Report: August 2026

Bernal Heights had its busiest month since last October. Sixteen homes closed in July, more than in any July since 2021, and every one of them sold above asking.

There is still almost nothing for sale. Three homes were on the market at the end of the month.

Here is what the numbers looked like in July.

Single-Family Homes in Bernal Heights

Sales came first this month. 16 homes closed in July, against a three-month average of 12.7. You have to go back to October 2025 for a bigger month, and back to 2021 for a bigger July.

That happened while only 10 new listings came on the market. More homes sold than arrived, which is why inventory keeps draining. At the end of July there were 3 single-family homes actively for sale in Bernal Heights. That is the lowest July figure in our ten-year data, and the only other month that low was December 2025, when listings are always scarce.

A correction to last month's figures

Last month we reported that just 2 single-family homes were actively for sale in June, and called it the lowest count in our ten-year data. The MLS has since revised that month upward to 4 active listings, and June's months supply from 0.2 to 0.3. April was revised too, from 5 active to 8.

We would rather flag that than quietly publish a different number. Active listing counts get restated as late status changes are reported, which is exactly why every one of these reports carries a "data as of" date. It does not change the direction of anything: June was still an unusually tight month, and July is tighter.

Months supply is 0.5 on a three-month basis, against 1.3 a year ago. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

Competition set a record. Across the 38 sales from May through July, 97.4% closed above asking, the highest three-month reading in our ten-year data for Bernal Heights. All 16 July sales went over. The typical sale finished at 133.2% of its original list price.

On price, the three-month median is $2,080,000 across those 38 sales. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale can't throw it off. That is up about 16.5% from the same period last year, and it is the highest three-month median Bernal Heights has posted in nearly five years. The record is $2,085,000, set in November 2021, so July came in $5,000 short of it.

July's own median was $2,325,000 across 16 sales, which is the highest single month in this data. Sixteen sales is a real sample, but single-month medians still move around with which homes happen to close, and recent-month prices can shift as late sales are reported. The three-month figure is the one to lean on.

Speed did not change much. Homes took a median of 11 days to go under contract in July, and 13 days over the past three months. Bernal has been fast for years. What keeps moving is price, not pace.

*Year-over-year compares the trailing three-month period with the same period last year. We compare three-month periods rather than month to month because San Francisco listing activity swings a lot by season. Counts show three-month averages. Medians and ratios are three-month rolling figures from the MLS.

A couple of the terms above, briefly. % sold over list is the share of homes that sold above their asking price. % of original price compares the final sale price to the very first asking price, so it also captures any price cuts along the way. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.

A note on Bernal Heights condos

Bernal Heights is primarily a single-family neighborhood, and condos here are uncommon. Only a handful come to market in a typical year, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.
