Bernal Heights Market Report: July 2026

Bernal Heights had one of the tightest months we have seen in a long time. There was almost nothing for sale. Eleven homes sold, and every single one of them sold above asking.

Here is what the numbers looked like in June.

Single-Family Homes in Bernal Heights

Supply was the biggest factor in June. At the end of the month there were just 2 single-family homes actively for sale in Bernal Heights. That is the lowest count in our ten-year data. For comparison, a typical June in this neighborhood has somewhere between 10 and 19 homes on the market.

Months supply points in the same direction. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market. June came in at 0.2 months, which matches the lowest level in our ten-year data.

When there is that little to choose from, buyers compete hard for what does come up. All 11 homes that closed in June sold over their asking price. The typical sale finished about 40% above its original list price, which is the highest premium we have on record in ten years of this data.

Prices followed. The median sale price in June was $1,950,000 across 11 closed sales. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive or very cheap sale can't throw it off. On a three-month basis the median is $2,050,000, up about 15% from the same period last year. That is close to, but still a little under, the peak this neighborhood hit in late 2021.

New listings and closed sales were both down about 26% from the same three months last year. We want to be careful about how we read that. Fewer sales here reflects how little came to market, not a drop in buyer interest. In June, 15 homes went into contract while only 11 new ones came on the market. Pending means the seller accepted an offer. Closed means the sale finished, and closings usually lag pendings by about a month because of escrow. More homes going under contract than coming on the market is why inventory keeps shrinking.

Speed did not really change. Homes took a median of 14 days to go under contract in June, and 13 days over the past three months, which is about where Bernal has been for years. This neighborhood has been fast for a long time. What has changed recently is price, not pace.

*Year-over-year compares the trailing three-month period with the same period last year. We compare three-month periods rather than month to month because San Francisco listing activity swings a lot by season. Counts show three-month averages. Medians and ratios are three-month rolling figures from the MLS.

A couple of the terms above, briefly. % sold over list is the share of homes that sold above their asking price. % of original price compares the final sale price to the very first asking price, so it also captures any price cuts along the way. Days on market is how long a typical listing took to go from hitting the market to accepting an offer.

A note on Bernal Heights condos

Bernal Heights is primarily a single-family neighborhood, and condos here are uncommon. Only a handful come to market in a typical year, which is too small a sample to build monthly statistics we would trust. So this report covers single-family homes.
