San Francisco’s Winter Real Estate Opportunities
In cooler climates, you might not buy a home in the winter.
There’s ice and snow… it’s a whole thing (or so I’m told). ❄️
But here in the temperate Bay Area, home sales never really stop — and the smaller pond of winter real estate often presents unique opportunities.
For homebuyers, these may come in the form of reduced competition, fewer bidding wars, and more room to negotiate, all of which can translate to a better deal. It’s a great time to take another look at homes still on the market.
In each of the last 10 years, January has seen the lowest percentage of homes sold for over their list price in SF. This reflects the stronger position for buyers in December, as sales trail offers accepted in the previous month.
That said, not every December listing is a distressed seller looking to make a deal. Even in the slowest months of most years, a full half of San Francisco listings still sell for more than their list price.
