The Mission’s newest condo development, Vida, hit the San Francisco real estate market this weekend. Here’s the skinny:
Vida is, of course, Spanish for Life. The developer has positioned this property as being in the center of the action so you can live life to its fullest. It’s a tall order, for sure, but Vida has a lot going for it.
The amount of choice is what’s most impressive. 114 choices, exactly. You can choose from large two bedroom, two bath homes with expansive balconies and views (and prices), or opt for smaller, much more affordable junior one bedrooms with quiet courtyard access. They have one bedroom/one bath units as well as one bedroom plus den with one bath.
It’s architecturally impressive as well. Designed by local architects, Kwan Henmi, who also designed The Paramount, Watermark and Arterra. It is a steel and concrete structure built to current seismic and building requirements. This means it should be quieter than a wood framed building. The design is colorful and fun, like the neighborhood. It's a zillion times better than the Giant Value 99c stinky bottom dollar retail store that was there before.
There are 89 parking spaces. All of the two bedroom units come with parking. Some of the one bedrooms do as well.
Mission Street is not for everyone, mind you. You have to really love the urban lifestyle and pace. It’s a 24/7 street with bars, restaurants, street fairs, and accompanying traffic, noise, sights and smells. It’s still incredibly diverse despite the amount of gentrification occurring. It’s also ground zero for the best fireworks in SF on July 4th and NYE. I hope one of my clients buys unit 703 so I can be invited to their 4th of July party!
Prices range from $628k to $1.194k. Unit sizes are as large as 1,145 sqft and as small as 494 sqft.
They’re running about $1,050-$1,200/sqft, which is setting itself as the new normal for new developments in San Francisco. Fortunately, they have a lot of units to choose from so overbidding is not likely to be required in order to get one. This is surely a welcome relief if you’ve grown tired of being outbid on everything.
The floor plans all appear smartly designed – open kitchen, living and dining spaces for modern living. The bedrooms are, in many cases, separated from each other for more privacy. Not too many weird angles to stress out about.
As with most new developments, you have oodles of ways to customize it for your own taste – different floor options, countertops, and appliances. A washer and dryer are in all units, but not included in the price.
The fourth floor units have partial views, but the 5th thru 8th is where the amazing views really kick in. Eight stories makes Vida the largest condo in Mission and the second tallest building.
There are units facing all directions as well – the Mission St side faces west and gets full afternoon sun. They have the biggest balconies and some kick-ass views of Downtown, Potrero Hill and Bernal Heights, particularly as you get on the higher floors.
Many of the south-facing units have balconies with views of Bernal and Noe.
The units on the east overlook the quiet, tree-lined Bartlett St, which is also where the parking entrance is located. The eighth floor roof deck is on this side as well. 45 Bartlett is the address of the property, in fact.
There’s a really cute courtyard on the north side that is expected to be a nice respite from the fast-paced city life just below. Plus you get views of downtown from most of these units.
The iconic New Mission theatre is next door and is being renovated as well, but it’s a different project altogether. It will have a five screen movie theatre, restaurant and a bar. Yay!
There will be three retail spaces on the ground level – they haven’t been leased yet so it’s not clear what will be there.
Move in is expected to be in January or February 2015.
