Written for other agents, the article set out the case for specialization within a real estate team: dedicated buyer and seller specialists, listing coordinators, marketing staff, and administrative support, each concentrating on what they do best rather than every agent attempting everything alone. Danielle argued that the payoff lands with the client rather than the agent. A team spreads lived knowledge across more neighborhoods than any individual can hold, frees agents from administrative work so they can spend their time on relationships, and lets each client be matched to the person on the team who genuinely fits them.

I wrote this for other agents ten years ago, and the argument has held up. What I would add now is the part a trade publication had no reason to ask about, which is how any of this looks from the client's side.

The standard objection to teams is a fair one, and buyers and sellers raise it with me directly. You hire a name and then find yourself working with someone you never met, on the most consequential transaction of your life, while the person whose face was on the sign has moved on. That happens. It is a legitimate reason to be wary, and any agent who tells you it never happens is not being straight with you.

The distinction that matters is whether specialization is being used to serve you or to scale away from you. A team built the second way treats each client as volume. A team built the first way puts a person on your transaction because they are the right fit for it, and the principal stays close enough to the file to be accountable.

So ask any agent presenting a team, mine included, three questions out loud. Who will actually be at my inspections and my offer negotiation? How often will I hear from you personally? Who writes my listing strategy, and who executes it? An agent who cannot answer those directly has told you something useful.

Specialization does produce better outcomes. Someone who has run four hundred offer negotiations reads a counter differently than someone who has run forty. But that only reaches you if the structure was built around the client rather than around the agent's growth, and you cannot see that difference from a listing presentation.
