How Our San Francisco Sellers Performed in 2025

Every year, we pull our listing data from the MLS and take an honest look at how our sellers did. We do this data analysis to make sure we live up to our standards and because we think the numbers tell a useful story for anyone considering selling a home in San Francisco.

Here's what 2025 looked like for our clients.


How Much Did Danielle Lazier's Sellers Get Above Asking Price?

This is the stat we're most proud of, because it reflects the real dollars our sellers walked away with.

On average, our 2025 sellers received 110% of their asking price. Across the broader San Francisco market, the average was 98.5%. While most SF homes sold below their list price last year, our clients consistently sold well above it.

On a price-per-square-foot basis, our closed transactions averaged $1,020 per square foot, compared to the citywide average of $969. That's roughly a 5% premium over the market, which is one of the more apples-to-apples ways to measure how much more a top San Francisco listing agent can help you net from your sale.

How Fast Do Homes Sell with a Top SF Listing Agent?

Speed matters too. Not only because selling a home can be stressful, but the longer a home sits on the market, the more leverage shifts to the buyer. Our 2025 listings averaged just 16 days on market, compared to 43 days for the San Francisco market overall.

A few more details on timing:

  • 85% of our listings sold within 30 days. Citywide, only 60% of homes closed that quickly.
  • Our median days on market was 13, meaning half of our listings went into contract in under two weeks.

This pace is the result of a deliberate process that includes pricing strategy, pre-market preparation, professional home staging, compelling listing marketing, and coordinated launch timing. We plan all of this before the sign goes up.

What Does This Mean for San Francisco Home Sellers?

These numbers reflect our San Francisco real estate listings (i.e. the seller side) in 2025. Individual results vary, especially when you are looking at thousands of data points citywide. Our results reflect focused work with a concentrated set of sellers across San Francisco neighborhoods. We believe they speak to the value of working with a team that treats every listing like it's the only one.

What stands out to us:

  • The market is selling below asking. On average, our sellers are selling above it.
  • Speed and price are not at odds. A well-prepared, well-priced home can sell fast and command a premium. The two actually go hand in hand when the strategy is right.
  • Your choice of agent has a measurable financial impact. The difference between average market performance and what a skilled team delivers can be tens of thousands of dollars on a single sale.
