Castro & Eureka Valley Market Report: October 2026

October 12, 2026

After an August with almost nothing for sale, listings came back to Castro and Eureka Valley in September. This Castro & Eureka Valley market report for October 2026 covers sales activity in September 2026, which also closes out the third quarter.

Twelve new condo listings and six single-family listings came on the market. Supply is still very low, just not as extreme as it was.

Data as of October 12, 2026, from SFAR MLS. Some recent-month figures may still be updated as late sales are reported.

Castro & Eureka Valley condos

We lead with condos because they close slightly more often here, a little over five a month against just under five for single-family homes. Both segments are small, so we lead with three-month figures throughout.

Four condos closed in September. That is too few for a monthly median, so the single-month price and pace rows below are n/a. The quarter column covers 12 sales and is the one to read.

Twelve new listings arrived in September, up from three in August and the most in a month since May. Six condos were for sale at the end of the month, up from two. Months supply was 0.6 on a three-month basis, up from 0.3 last month. A year ago it was 1.6. Months supply estimates how long it would take to sell everything currently on the market at the current pace of sales. Lower means a tighter, more competitive market.

The third-quarter median was $1,385,000 across 12 sales, down 7.0% from a year ago. With this few sales the median moves on unit mix, so we would not read the dip as prices falling. The median is the middle value. Half the sales were above it, half below. We use it instead of the average because one very expensive (or very cheap) sale cannot throw it off. Competition says the opposite. The typical third-quarter sale finished at 117.6% of its original asking price, the highest for any third quarter in our ten-year data, and 66.7% sold above asking. Last month the three-month figure was 108.2%. % over list is the share of sales that closed above asking. % of original price compares the final sale price to the very first asking price, so it also captures price cuts along the way.

Castro & Eureka Valley single-family homes

Three single-family homes closed in September, so the single-month rows are n/a again. The quarter covers nine sales.

Last month we reported that no single-family homes were for sale at the end of August. September changed that. Six new listings came on, and four homes were for sale at month end. Six is still the fewest new listings for a September in our ten-year data. Months supply was 0.3 for the quarter, up from 0.2 in August, which remains the lowest in our ten-year data.

The third-quarter median was $4,550,000 across nine sales, up 17.3% from a year ago. That is the second-highest three-month median in our ten-year data, behind August's $4,999,999. With nine sales, it says a good deal about which homes closed. Over the quarter, 88.9% of sales closed above asking, and the typical sale finished at 124.2% of its original asking price, down from 129.9% last month.

What this means for you

Market data is a helpful tool, but it is one part of a bigger picture. Perfectly timing the market only really happens in hindsight. What matters more is your own situation, your timeline, and your long-term goals, and making the most of your options when the time is right for you. That is the work we do with buyers and sellers every day.

If you want to talk through what any of this means for your home or your search, get in touch. We are happy to look at your specific situation rather than the neighborhood average. If you are still comparing agents, we wrote up how to choose the best Realtor in San Francisco.
