A NOTE FROM OUR SELLER:

Welcome to 44 Oakwood Street. I hope you will enjoy it as much as I have. When I first began the process of looking for a house, I was frustrated by what was available and by the San Francisco housing market in general…nothing felt quite right. After almost six months of searching, I stumbled upon Oakwood Street. Within five minutes, I knew I had found my home. What struck me in those first few moments were the original hardwood floors, original ceilings, working fireplace, the light-filled rooms, the large back yard, the layout with bedrooms at either end, formal dining room for entertaining, proximity to Dolores Park and the streetcar…and to the sense of owning a bit of San Francisco history (most of the neighborhood was built in the 1920s). Since that time, I have worked to improve the house by installing energy efficient windows, retrofitting the building, installing new solid brass light fixtures, remodeling the kitchen and bathroom. I often think about the original owners and hope they would be pleased with all the updates.
A few things I particularly love about my home:

  • Spacious, light-filled kitchen: Although 44 Oakwood Street is a San Francisco row house, it is filled with light as three sides have large windows. When the kitchen was remodeled a few years back, extra attention was paid to preserving this light and expanding it by installing French doors with a small Juliet balcony looking onto the back yard. The kitchen and sun porch are very large for a home of this era and serve as the natural gathering place. The kitchen has extra generous granite counter tops and all stainless steel appliances, hardwood floors, cherry cabinets. But most of all, it has beautiful light.
  • Newly remodeled bathroom: The bathroom was remodeled just a year ago. While there is no bathtub, there is an over-sized shower with glass walls, high-end brushed steel fixtures, Toto low-flow toilet, and heated floor. You will feel very pampered in this bathroom.
  • Proximity to Dolores Park and public transportation: Dolores Park has got to be one of the City’s great parks, with its lighted tennis courts, soccer fields, views, brand new children’s playground, summer concerts, movie nights, the home of the San Francisco Mime Troup, the Dyke March, Hunky Jesus Contest, and much, much more. The J-Church streetcar is only one block from 44 Oakwood Street, BART is a 4 block walk, and many buses including the 33 Stanyan the 16 Fillmore, and the 14 Mission Street bus are within a five minute walk. I believe the property has the highest “walkability” rating in San Francisco.
  • Weather in San Francisco’s Banana Belt: Having worked in the Sunset District for many years, it is a special feeling to come home, especially on a particularly foggy day, to the warmest part of the City. There is a house on Oakwood Street that actually has a banana tree that sometimes bears tiny fruit! Lemon trees with their sweet scent thrive here. Little wonder that they sometimes refer “euphemistically” to this part of the City as the Banana Belt.
  • Gourmet Ghetto: What a luxury to live less than a block from Delfina Restaurant, Delfina Pizza, Tartine, Bi-Rite and Bi-Rite Creamery, Dolores Park Café with new restaurants sprouting up almost monthly! There are few things as satisfying as holding a warm loaf of freshly-baked country bread from Tartine, or indulging in a salted caramel sundae from the Creamery, sampling the amazing selection of cheeses or trying the sustainably caught fish from Bi-Rite, sipping spicy chai and sitting outdoors at the Dolores Park Café watching the world go by!
  • Views from Dolores Park: Whenever I have out of town guests, a favorite thing to do is to pack up a great bottle of red wine and some cheese, hike to the top of Dolores Park, and enjoy one of the very best views in San Francisco.
  • Mission Dolores Neighborhood: Mission Dolores area has changed dramatically over the years. It has always been a special place but, perhaps more than any other area in San Francisco, it just keeps getting better and better. The historic mission (as seen in Alfred Hitchcock’s film Vertigo) is just blocks from Oakwood Street. Squawking, grey-cheeked parrots fly through the neighborhood during certain months of the year. Film crews can often be found around Dolores Park, using historic Mission High or the views from Dolores Park as the backdrop for movies set in San Francisco. Each June, the neighborhood explodes with energy as the Gay and Lesbian Film Festival and Dyke March descends upon the Castro and Dolores Park areas. Concerts and outdoor events happen routinely and throughout the year in the Park itself. Just two blocks away is the Valencia Street corridor with some of the most eclectic and interesting shopping in the City.

44 Oakwood Street is a home you should definitely consider if you looking for that rare balance between character and history on the one hand…and that feeling that comes from living in one of the most youthful, vibrant, diverse, and energetic neighborhoods in San Francisco.
