San Francisco just topped the 2026 list of America’s Healthiest Cities thanks to our local food and greenspaces. Not a bad excuse to get outside post-heatwave.
While you’re out there, take a closer look at the architecture. Did you know SF Victorians weren’t always so colorful? The Chronicle did a great piece on the strange, psychedelic history of how San Francisco got colorful homes. They also studied 115,000 homes to find the most colorful neighborhoods, and Manchester Street in Bernal Heights made the top of the list.

Now, let’s talk real estate.
Buyers are eager and listings are scarce. Equity-heavy buyers and investors are competing hard, but supply remains very low.
We see it in the data: SF’s median sale price in February was up 23% year-over-year and the highest since May 2022. Sale-to-list price hit 110%, also the highest since spring 2022. That said, “median” can be misleading. When luxury sales make up a larger share of the market, the midpoint shifts upward. It doesn’t mean every home is worth that much more.
Remember that SF is not one market. It’s a collection of micro-markets, and the heat is not evenly distributed. Some price points and property types are more competitive than others. We break it down in our recent post: There Is No San Francisco Housing Market.
If you’ve been on the fence about selling, this is the most compelling market we’ve seen in years. You may have concerns about buying your next home. This market is not for the faint of heart, but it is not rocket science. Offer strategy, reputation, and communication make the difference.
