On the real estate front, one of the sunniest stories of 2025 has been the gradual easing of mortgage rates. That came alongside three Fed rate cuts, but also from an important change most people never see. The spread between Treasury yields, which mortgage rates follow, and the rates buyers actually pay has been shrinking since 2023. (See this chart from HousingWire.)

Of course, the other major story in San Francisco has been the AI boom. The influx of fresh capital and high-earning tech workers has boosted housing demand, especially at the luxury end where we’re seeing the strongest price growth. As we covered recently on the blog, this unique momentum has made San Francisco a bright spot within the Bay Area market and one of the country’s best-performing metros.
What’s next for 2026? The future is untold, but if these trends continue, we expect things to keep moving in a modest upward direction. Tech wealth will keep driving the high end, while stable or lower rates could help more buyers and sellers feel comfortable making a move.
