Buying or selling your home can be overwhelming and stressful – especially  in San Francisco. We’ve got five tips to make it easier for you to win out (as a buyer or a seller!) in San Francisco’s tough real estate market.

1. Find a real estate agent you can trust

The first step to decreasing overwhelm is enlisting an expert you trust. They’ll be able to take care of everything that you don’t want to deal with or have the time for. Find a trustworthy real estate agent who has your best interests in mind. They’ll handle everything from narrowing down the perfect houses for you to choose from to handling time-sensitive negotiations. We’re happy to toot our own horn. Not only are Danielle Lazier + Associates are some of the highest rated agents in the city (and our Yelp reviews prove it!), but we were also the number one San Francisco real estate team by numbers of homes sold. In other words, we have helped a lot of happy buyers and sellers.

2. Making cost-effective upgrades

Whether you’re buying or selling, figuring out any pre-sale or post-purchase remodeling is  important to consider. For some buyers, it might be worth it to purchase an almost-perfect home at a lower price so that they can make slight tweaks and easy upgrades later. For sellers, even a little sprucing and a few inexpensive fixes can increase the value of a house significantly. Not sure which upgrades would be best or whether to make them? Just ask your real estate agent!

3. Proper Pricing

Speaking of pricing, your home’s price is going to be one of the most important factors whether you’re buying or selling. Starting at the right price point is going to be key when starting to look for a home since your budget is going to determine where you shop, what you’re looking for, and how much you’ll need to negotiate.

For sellers, the price is just as important since too low means leaving money on the table while too high can mean a sale that drags on for too long or messy negotiations. Consult an expert who knows the San Francisco real estate market so they can help you buy or sell your home at the best price point.

4. Marketing

It’s no big secret that figuring out where to list your home and where to look for listed homes is a major part of the buying & selling process. Sellers want to reach as many potential buyers as possible while buyers want to find as many potential homes for the right price as possible. But who has time to establish, manage, and answer listing upon listing on a myriad of websites while filtering out the “lookie-loos” or homes that don’t fit your needs? A great real estate agent will handle all of that for you. They’ll have the connections and skills to connect your home to the right buyers or find listings that will fit your home needs best.

5. Great Staging

This point is both a great recommendation and also a word of caution. Sellers should always make a point of staging their home in the best way possible. Keep your staging neat and clean, add personal touches like plants or flowers, or even intentional furniture arrangements. However, buyers shouldn’t let beautiful staging distract from looking closely at the homes they’re considering. Sure the staged color palettes and furniture look great, but will your kids have room to play once your own furniture is moved in? Buyers should focus on the structure, size, and any other important features of the home you’re looking for.
