Some of you may have read The Full Fee Agent by Chris Voss and Steve Shull, or Never Split the Difference by Chris Voss? You are probably already somewhat aware of the concept of “Tactical Empathy” and emotional intelligence. You may already be very skilled at this type of emotional connection with others.
However, when you really follow these beliefs as far as they can go in your real estate business, as I have, you end up throwing out most of the traditional sales methods that we’ve been taught by most trainers, managers, and coaches. Here are a few key principles I’ve learned.
Real Estate Reality
- People do not make decisions based on the facts—even if they believe that they are rational and logical.
- People make decisions based on how they feel and what their gut is telling them.
- This means that every potential client has a bias. They may swear up and down that they “don’t know anyone” and “have an open mind,” but they ARE leaning in a certain agent’s direction, usually before they even meet with Realtors.
- Bottom line: This means that every opportunity is not created equal and should not be treated the same.
By using emotional intelligence and social psychology, my business has become WAY more enjoyable, less stressful, more efficient and more profitable. It is incredible. I rarely work evenings and weekends. When I do, it’s by choice. I spend time with my family. I have hobbies. I charge 6%. I do my listing appointments via Zoom, and I have not done a marketing presentation in years. My referral pipeline and positive online testimonials continue to grow.
I’ve been a top real estate agent in San Francisco since 2002. Over the past 4+ years, I’ve trained directly with Steve Shull, and through him Chris Voss, to master “Tactical Empathy”. My name is mentioned in the acknowledgements page of their book as an early adopter and pioneer.
