Recently named by Forbes as America’s 2nd “Hippest Hipster Neighborhood,” 3215 20th Street, is a spacious two-level Victorian condo in a 2-unit building, ideally situated in the old “Media Gulch” pocket of the Inner Mission. Want to be walking distance to: Flour & Water, Blowfish Sushi, Atlas Café, Salumeria, Universal Café, Southern Exposure, Mission Cliffs, Heath Ceramics, Blue Bottle Coffee, clothing boutiques, bookstores, bars, entertainment and more? This is one of the city’s most walkable and bikeable neighborhoods with an easy commute no matter how you ride: public transit, Silicon Valley Shuttle, bike, foot or car. And you must know that the Mission has the warmest, sunniest weather in SF.

Laid back, artsy, active, and with a bit of edge, the Mission has something for everyone!

Let’s take a walk through this well-planned condo. Open the front door to a huge living room with a gas-burning fireplace and ample space for both a sitting & media area. Continue down the hall to a formal dining room and open kitchen – perfect for entertaining. The gourmet granite eat-in kitchen features tons of counter & cabinet space, tile backsplash, Viking range & stainless steel appliances and includes direct access to a walkout exclusive-use deck. Off of the kitchen is an office nook with additional cabinet space, plus one full tile bathroom with granite counters & shower over tub. Head downstairs to find two quiet bedrooms, an in-unit washer & dryer, and a second large tile bathroom with marble counters & an over-sized shower over tub. Both bedrooms have the advantage of direct access to a huge, sheltered yard with brick floors and gorgeous landscaping.

The condo enjoys the charm of Victorian styling with its high ceilings, crown molding, custom wainscoting & gorgeous hardwood floors with walnut inlay but with all the benefits of a high-end remodel (i.e. recessed lighting, surround sound system & seismic upgrades.) Although there is no need for a car in this fantastic walk & transit-friendly location – this condo comes with one-car tandem parking! Enjoy stylish, urban living at it’s finest in this dream Inner Mission home.

A Note From Our Seller:

Dear Prospective Buyer,

Welcome to a very special place that I sadly, but proudly, present for sale. What brings me comfort about moving on is my confidence that the new owners will appreciate the quality detail and tasteful craftsmanship evident throughout both of these comfortable homes that make up this Victorian classic. I call her the “Golden Princess.” We certainly didn’t find her that way. But I’m proud to have spent a lot of hands-on time, love, attention and precious funding to once again allow her to stand tall with dignity and in her own quiet elegance.

I proudly took part in choosing the finest finishes to make this all come together with no expense spared. Marble and granite counter tops, custom-made cherry cabinets, Kohler and Grohe plumbing fixtures, high-end hardware and doorknobs from Bauerware on 17th Street, oak flooring and so much more.

The same fine attention to detail that you can see from top to bottom, inside and out, is also present throughout the structural infrastructure that you can’t see. It has always made me feel safe and secure that the charm of this classic gem of yesteryear has good strong bones with structural reengineering that stands the scrutiny of modern standards.

Each of the condos has unique features that make them delightfully different. The first level home is larger and has two floors, with two bedrooms on the ground level. My son Anthony says it’s so quiet, cool and dark – it’s like sleeping in a cave. And when you do wake up and look out you see the Japanese maple growing up from the old well in your own backyard.

The entrance level has a full living room area and parlor with a fireplace, large screen TV and a full formal dining room. You can entertain outdoors on a private deck with a gas grill and a music system or in the spacious yard.

The upper level home is light but cozy with everything you need on one floor, plus a private stairway to a roof deck, complete with an outdoor shower with San Francisco skyline views. On the Fourth of July turn 360 degrees and see fireworks from all over the Bay Area. Or experience the excitement of a Giants win by going up to the roof and hearing the crowd and watching the fireworks.

Named second as the hippest neighborhood in the US

It’s not a surprise to me that Forbes magazine recently named the San Francisco Mission area as one of the top two hippest neighborhoods in the US. I’ve lived it and loved it every day for 10 years.

I step out my door to a potpourri of life experiences, dining and entertainment.

Right across the street there’s a soccer field where on weekends children play soccer and parents cheer. Reminiscent of growing up and you know the sounds and feelings I mean.

It’s a short walk west to Valencia Street for entertainment and a variety of restaurants. A favorite of mine is Puerto Allegro where the best Margarita’s and Chicken Quesadillas are served. Amnesia is a bar that often has the future greats, in bands and up-and-coming comedians. Or go for a foot massage for $25 and enjoy a 60-minute body massage.

And I’m just getting started.

• There are countless bars, restaurants and nightclubs within a short distance of my front door.

• Heading north for Market Square and Embarcadero, I like to visit North Beach or the Ferry Building for farmers market on Saturday morning. The best part is I never have to worry about parking.

• Heading south, I enjoy walking to 24th Street from where it begins on Potrero, through Noe Valley. Along the way I experience a variety of ethnic neighborhoods and I often stop to sample the cuisine of a wide assortment of international restaurants. All the people along the way have become familiar faces to me and I consider them my friends.

• Heading east and then down 16th Street towards the Bay takes me past some industrial buildings shared with artists and designers. A walk to the ballpark is less than two miles and I never worry about the traffic and parking.

• Heading west to Valenicia Street and beyond you find yourself at Dolores Park, The Castro and Golden Gate Park.

It’s very hard to say goodbye.

So farewell Golden Princess and all my friends from the neighborhood and those that I have met along the way. It’s time to move on.

Thank you for the memories.

Theresa
